Top tips for a Windlesham Home Buyers Survey

Windlesham is a charming village in the Surrey Heath area of Surrey. It used to be part of the Windsor Great Park estate but came into its own in the early 20th century. Valley End contains St Saviour's church which was built in 1867 in red and brown brick. Valley End School was founded in 1859.

The majority of houses in the area are detached and some of them quite large, such as in Westwood Road and Hatton Hill. Many have been built on land where the original house was demolished.

Properties in Windlesham which are located in close proximity to the Windle Brook and its tributaries, channels and feeders, in streets such as New Road (to the south of this) and Swift Lane, are in areas which are subject to flood alerts from time to time.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).
The Level 3: Building Survey has an inspection of the roof.

An example of this from a survey on Chertsey Road, Windlesham, Surrey, GU20 6HP stated "The roof over the main part of the house is formed in a pitched slope which spans between the flank wall and the party wall. The slope is covered with man-made slates and special tiles are bedded in mortar along the ridge at the party wall. The slope was probably recovered in recent years. I inspected the slope from ground level only. The slating appears to be in a generally satisfactory condition with the slates laid to straight regular courses where visible. Occasional maintenance will be required if slates became dislodged in the future. However, there is a marked build-up of moss on the slates. This should be removed by a roofing contractor with the necessary access equipment".
Within the Building Survey, the Building Surveyor discusses factors relating to the local area.

In a recent survey in Cricketers Lane, Windlesham, Surrey, GU20 6HA it stated "Windlesham comprises a suburban environment which is formed primarily of low density, residential dwellings. The property is built above a relatively flat topography, and sits upon a naturally wet, very acidic, sandy and loamy soil scape, which does not feature seasonally variable drainage properties, and therefore does not pose negative implications for the future likelihood of the occurrence of subsidence. Chobham Common and Bracknell Forest both lie within 1 mile from the property; to the north west and east of the property, respectively".

SurreySurrey is located in the south east of England and is well known for its high property prices and leafy areas. Guildford is the county town, however Surrey County Council can be found just up the A3 in the neighbouring town Kingston Upon Thames. It was in Dorking in Surrey at the White Horse where Charles Dickens wrote much of his Pickwick Papers and apparently based many of the characters on local people

The University of Surrey can be found in Guildford, however Surrey also hosts the Royal Holloway University of London (Egham), University of Law & Kingston University. HG Wells, writer of War of the Worlds, lived at Horsell Common in Woking in Surrey when he wrote the book and this is where, in the book, the Martians first land on Earth.

Home Buyers Survey - What does it cover?

A RICS Home Buyers Survey is a visual inspection of the grounds and the internal/external structure of the property and identifies defects such as cracks or damage to the structure of the property, subsidence, damp and infestations.

Some of these defects you may not even see or know what to look for which makes getting a homebuyers survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, if you are thinking of buying a property in Windlesham incredibly important.

NB If you're a first time buyer, you might wish to click on What is a House Survey to find out more, including what happens during the inspection.

If you can identify the defect before you purchase then you can get quotes for fixing it and either share the costs with the seller, or, in worst case examples, choose not to proceed.

Is a Mortgage valuation a defect survey?

Any number of people have been understandably confused between a mortgage valuation and a HomeBuyers Survey.

Your lender conducts its own valuation on the property in Windlesham you intend to buy to check that it is lending you the right sum of money in relation to the property's value. It is not intended to examine any defects the property may have.

When you book a HomeBuyers Survey from us, as well as receiving an independent valuation of the property you wish to buy, the primary focus is to establish whether the property has any defects which you should know about, for example rising damp or subsidence, which might, particularly as time passes, end up requiring even tens of thousands of pounds to put right.

This knowledge is naturally of great use to you, given how much you are intending to spend. You might, on the strength of the information, provided, negotiate with the seller to contribute towards the costs of repairing the defects or even pull out buying the property entirely.

Most importantly, any HomeBuyers Survey is squarely for your benefit and is independent of both your lender - if you are buying with a mortgage - and your vendor. Call 01344 567 887 to get yours and to help your peace of mind.
