Get a Building Survey for an old, large house


Buying a property is never cheap and if you are choosing to get a survey, that says you are keen not to buy a property without having as much advice as possible about its potential defects. This is good, but don't try and save money at this point and get a HomeBuyer Report when a Building Survey is needed. A Good RICS Surveyor will not do a HomeBuyer Report on a property it doesn't suit; not because they are being difficult, but it would be like putting a band aid over a cut artery, it's the wrong tool for the job.

Old, larger properties are best suited for a Building Survey. HomeBuyer Reports are great for new style, flats or even houses with very little wrong with them because they don't go into the level of detail as a Building Survey does which is why they are cheaper. If you are tempted to get a HomeBuyer Report on a property in Liverpool, but you are unsure if it is the right survey, speak to an experienced RICS surveyor and they can advise you properly.
