Mortgage Surveys are just valuations

Most people who get a Mortgage Survey think that this will give them a break down of other potential defects with the property. This is a mistake. A mortgage Survey aka Mortgage Valuation, is just that; it assesses the property for its market value so the mortgage lender knows if the property is worth what you are paying - they don't want to lend on a property that isn't worth the full asking price.

You must get a defect/condition survey like a Building Survey or a HomeBuyer Report before you even think about buying a property. Without these reports how do you know if there isn't Wood worm, damp, subsidence, utility issues, boundary problems, cracking. All of these aren't picked up in a Mortgage valuation and it is these main types of survey defects that if picked up, can save you thousands because you can get them fixed before you move in, or at least get some money off the property value.
